Manhattan's Quiet Quarter: Fewer Listings, Steady Buyers, and What It Means for Your Next Move

Walk through a few Manhattan open houses this fall and you might sense it: fewer homes to see, and more people paying attention to the ones that are there. The Compass Manhattan Market Report for Q3 2026 puts numbers behind that feeling, and the story is more encouraging than a drop in listings might suggest.

Fewer Homes, But Buyers Still Showed Up

New listings fell 28.4% to 2,251, the lowest third-quarter total in the last 10 years. Active inventory ended the quarter at 6,028 homes, down 10.9% from a year ago.

And still, closed sales rose 2.7% to 3,183, with the median sale price up 4.6% to $1,250,000. Buyers didn't disappear. There were simply fewer homes to choose from.

Where the Momentum Is

The strongest gains came between $3 million and $5 million, where sales jumped 32.2% to 374. Condo sales from $5 million to $10 million rose 21.3%.

Above $10 million, the picture was mixed. Sales from $10 million to $20 million fell 9.7%, and sales at $20 million and above dropped 30.0%, which the report links to a lack of inventory at those price points. Even so, 14 contracts above $20 million were signed, up 75.0% from a year earlier.

By area, Upper Manhattan sales rose 15.5%, Midtown East 11.3%, and Downtown 9.9%. Space is popular, too: contracts for homes with four or more bedrooms rose 6.6%, and co-ops in that category jumped 45.8%.

Where Things Slowed Down

Contracts signed fell 12.0% to 2,075, compared with a very strong Q3 last year, though contracts are still up 3.1% year to date. Homes spent an average of 99 days on the market, and 28% took more than 180 days to enter a contract.

The report's takeaway is worth remembering: homes that needed significant work, or were priced more ambitiously, tended to take longer to sell. On average, homes sold for 6% below their initial list price.

Prepared buyers have the edge right now. Talk to a lender before you tour, decide what you can and can't compromise on, and be ready to move when the right home appears, because well-priced homes don't linger when supply is tight.

Buyers are increasingly focused on quality, value, and homes that are ready to meet their needs. A move-in-ready home may draw competition, while a project may give you more room to negotiate.
